Humidity sensors in basements, crawlspaces, storage rooms, laundry areas, mechanical rooms, HVAC zones, or prior moisture areas.
Sump pump high-water, power-loss, or failure alert
High-water, pump-failure, and power-loss alerts for sump pits, elevator pits, basement drainage, or other below-grade water systems.
Freeze or low-temperature sensors
Temperature sensors in exterior-wall plumbing areas, vacant spaces, crawlspaces, mechanical rooms, or freeze-prone rooms.
Alarm or BMS/BAS-connected flood and equipment monitoring
Flood, freeze, humidity, sump, or equipment alarms connected to a monitored alarm panel, building automation system, or building management system.
HVAC condensate overflow sensors
Float switches or sensors at air handlers, fan coils, ceiling units, and other HVAC equipment with condensate pans or drains.
IoT and sensor recommendations are inspection-based opportunities to review, not requirements or automatic add-ons. Water is the number one cause of commercial property loss — 58% of losses in finished facilities, according to FM, the largest commercial property insurer. Carriers reward buildings that reduce that risk: FM applies a 10% premium offset to fund client loss-prevention work. Ask your carrier what it credits.
